Lived for 5 years next to a data center in Philadelphia and it was noisy and hot almost all year long, zero benefit from living next to it other than the building being nice on the outside as it is a historical building in the city. You'd frequently see heavily armed folks there, there was no movement of people (it really felt like an abandoned building) and it brought nothing useful to the area.

I wonder how much hotter the air is 500m from a highway with stop and go traffic with hundreds/thousands of catalytic converters between above 700F and engines at 200.
